Tracy’s Market Update | SMA (September 2026):
The San Miguel real estate market is shifting, and buyers have more choices."
Inventory has increased, while sales have slowed somewhat from last year. Buyers are taking more time, comparing properties carefully, and paying close attention to price, condition, and location.
For sellers, that means pricing and presentation really matter. Homes that are positioned well can still attract serious buyers, but today’s market is less forgiving of unrealistic pricing.
For buyers, more inventory creates opportunity and a little more room to be selective. My takeaway this September: San Miguel is still an active market, but it’s a more thoughtful one. And in this market, good strategy matters.
